4400 Cottage Grove
The design-bid-build project, 4400 Grove, is an 84-unit mixed-use affordable housing residence. The project combined retail and residential areas in the heart of Chicago's Bronzeville neighborhood. The commercial space totals 18,000 square feet located on the ground floor. The two, four-story development features precast podium construction with the second, third and fourth floors utilizing cold-formed steel studs. Including a wood truss system. 4400 Grove features a masonry and Hardie panel exterior. Toro delegated design input on exterior wall assemblies and floor systems. Additionally, Toro provided a general trades package that included: exterior cement board siding, rough carpentry, finish carpentry, drywall assemblies, engineering, shop drawings, calculations, wood panels, and trusses.
